At the end of 2018 I predicted that 2019 would be a strong year for the high-end Buckhead market, and now looking back a year later it exceeded even my expectations. Ten homes sold for more than $4.5 million in 2019 and two of the top sales far surpassing 2018’s most expensive $8.9 million home. The market for these ultra high-end properties has remained strong through the end of the year and into 2020.
Two of the top sales from last year, including the #1 sale, were condos located in the Residences of the St. Regis in Buckhead Village. As the core of Buckhead booms with new developments, there seems to be a growing desire to live in the middle of the action. Also of note, three of these home sales were off-market sales, meaning they were not publicly marketed. Off-market sales have continued to be a growing part of the luxury real estate market in Buckhead.

1325 Monte Carlo Drive is a Mediterranean estate that features a pool, pool house, tennis courts, and backs up to the Elarbee Lake in the Mt. Paran/Northside neighborhood.
88 West Paces Ferry #1830 was an off-market sale on the 18th floor of the St. Regis Residences and clocked in at an incredible $1,219 per square foot.
459 Blackland Road is a true stunner in Tuxedo Park. This home was developed by Benecki Fine Homes, their 2nd project to crack the top 10. The home was built in the former gardens of Coca-Cola CEO Roberto Goizuetta. It was designed by Linda MacArthur with interior finishes selected by acclaimed designer Melanie Turner.
4315 Garmon Road was the 2019 Atlanta Homes & Gardens Show House, this custom home on historic High Water estate sits on 5.2 acres with a private lake. Designed by Logan Design Group and built by Southern Gentry Homes.

4270 Harris Trail, an off-market sale, is a 12,035 square foot home that was built in 1985 and closed in April of 2019 at an increase of $3.6 million over its last sale in 2009.
